Origination Pipeline Management
The origination pipeline operates on a rigid Kanban architecture. Loan applications are processed through highly defined, non-bypassable stages: Pre-Approval, Documentation Gathering, Active Underwriting, Cleared to Close, and Funded. This structure provides portfolio managers with immediate macro-level visibility into origination volume and identifies operational bottlenecks in the underwriting process. Expected funding dates are tracked against actual closing dates to measure processing efficiency, while specific data fields capture primary borrower entities, guarantor details, and total approved loan quantums.
Construction Draw Schedules
Mitigating lender risk during the development phase requires absolute control over capital release. The Draw Management module connects directly to the funded loan registry. Lenders can process incoming draw requests against the master construction budget. The system tracks the cumulative amount disbursed, calculates the remaining undisbursed holdback balance, and monitors standard 10% retainage requirements. By mapping individual draw requests to specific line items in the schedule of values (e.g., foundation pouring, framing, MEP rough-in), lenders ensure capital is only deployed proportionately to the value created on-site.
Inspection & Verification Protocols
Capital release must be predicated on verified physical progress. This system integrates a mandatory inspection protocol. Before any draw status is advanced to "Approved for Wire," the system requires the attachment of a third-party site inspector report. Users upload dated inspection PDFs and high-resolution site photography directly to the corresponding draw record. The database logs the inspector firm, the inspection date, and the verified percentage of completion, creating an immutable audit trail that justifies every dollar disbursed to the borrower or general contractor.
